Saracush is a small but highly efficient firm of independent Estate Agents situated on the Ewell Road, opposite Surbiton Hospital. We already operate within the guidelines set up by the Estate Agent’s Ombudsman and the National Approved Letting Scheme (NALS) as well as being members of the National Association of Estate Agents (NAEA).

One of our areas of specialisation is that we understand the needs of University Students attending Kingston University. Our highly skilled team are becoming well known amongst the students for providing a friendly and efficient service. Our Lettings Service specialises in renting accommodation to student and has lots of experience in dealing with shared housing for students.

Saracush advise and help you throughout the administrative process to get you into your new home. You will need to decide how many students are in your group before you start looking at potential properties. Once you have decided on your new accommodation for the next year and signed the agreement, you are then all jointly liable for the rental payments which are for the whole house and not per room.

Once you decide on your house you like Saracush can secure the property for you, by you paying a deposit, in addition to an administration fee, per student.

Once the administration fees have been paid we will hold the property whilst we carry out the referencing and prepare the paperwork. Should you decide not take the house or if credit references fail the administration fee will not be refunded. It will only be refunded in the unlikely event of it being withdrawn by the Landlord of the house or it is not available to move into.

Saracush carry out references by using an independent agency and an internal procedure to enhance the independent agency’s findings.

If you are unable to pay your rental payments, the guarantor will be liable for them, so they will need to have a regular income. In order to process your application for tenancy, we require the completed form returned to us as soon as possible.

Should your guarantor fail the references you can ask someone else to complete another guarantor form. Reasons for failure of references are usually adverse credit history and insufficient income.

Rent is to be paid by standing order on a monthly basis at a set date. It is always recommended that you keep a record of your payments.

The majority of our student properties are managed by Saracush and as such any problems relating to the property are solved by us.

The Landlord may wish us to rent the house again for another academic year to student’s. We may give you the opportunity to extend the tenancy. If you do this , then, an administration fee will be payable. Full details of this will be provided by us.

If there are any changes in the original group (i.e. 2 stay and 2 leave) we will need to draw up a completely new tenancy and full administration fees will be charged.

Your possessions will only be allowed to remain in the house with the Landlord's permission during void periods.
